Lot & Vision (“we”). Short on purpose. Before you pay, we ask you to reply “I agree” to the message that links here, so we both have the same terms in writing.

Estate Concept Package

An editable, real-scale plan of your whole property
8–10 photo-real concept images, each with the 3D view it came from
Site plan, room and site schedules, assumptions and county checks
The Blender 3D scene, attached to the delivery email
One round of changes; more rounds $195 each

Ready within 3 business days of payment and your brief, not counting the time you spend editing your plan.

Listing Vision

Ready the next business day after payment and your photos.

The terms

Payment first. You pay in full before we start. We start the moment payment arrives.
All sales are final; there are no refunds. What protects you instead: on the Estate package you can change anything on your plan before we make a single image, one round of changes is included, and anything that doesn't match what you asked for is fixed free and doesn't count as your round.
Changes. Estate package: one round included. Make your changes on your plan page, add any notes, and send them within 14 days of delivery; your updated package follows within 2 business days. Extra rounds are $195. Listing Vision: we re-make, free, any image that changed a wall, window, door or roofline, or added something that isn't there.
Concept only. The plan, model and images are ideas for discussion. They are not architectural, engineering, survey or construction documents and can't be used for permits or building. The images are made with a 3D model and AI; they are not photographs. We haven't visited or surveyed your property, and the ground is drawn flat. Check every local rule with your county and a licensed professional before any work.
Listing photos. Send only photos you took or have the rights to use, never photos copied from Zillow or other listing sites. Use the concepts labelled, next to the original, and check your MLS's rules before uploading any of them to the MLS.
Use. What we deliver is yours for your own planning and marketing, and to share with the professionals you hire. We may show it in our portfolio without your name or address unless you tell us not to.
Liability. Our total responsibility for anything to do with an order is limited to what you paid for it.

How to pay

By Zelle. The Zelle details come in the message with your quote; put your name in the memo. Questions about these terms: marcosmvm1515@gmail.com. If your bank limits Zelle to a smaller amount per day, tell us and we'll work it out.

What we build today

Three architectural styles: Mediterranean villa (white plaster, terracotta roofs, arched windows), desert modern (board-formed concrete, flat roofs, walls of glass) and modern farmhouse (white board siding, black metal gable roofs). Single-storey houses on flat ground. Interiors are starter furniture, not designed rooms.
